Town Square is a cash-flow allocation, not a prestige one. The numbers work: completed apartments at AED 1.28M average against a 6.20% gross yield beats most of prime Dubai on income — and off-plan is transacting at a premium (AED 1.57M average), which tells you where the developer pipeline is pricing the future.

Our position: enter through completed apartments below AED 1,500/sqft, hold 5+ years, and treat the villa segment carefully — May saw only 12 villa transfers, so "average" villa pricing is statistically thin. Watch supply: this is a masterplan that keeps delivering units, which caps short-term appreciation even as rents hold.
