The headline
A 10-year UAE residency, backed by property
The Dubai Golden Visa is a renewable 10-year residence permit. Buy a qualifying property of AED 2 million or more and you can sponsor yourself and your family for a decade of UAE residency — without an employer, and with no minimum-stay requirement to keep it alive.
The requirement
What qualifies for the property route
The core threshold is a property (or combined properties) worth AED 2 million or more. Both ready and off-plan homes from approved developers can qualify, and in defined cases a mortgaged property is eligible provided the required equity is met. The property must be held in your name; we confirm eligibility on the specific unit before you commit.
What you get
The benefits that matter
Ten years of residency, renewable. Sponsor your spouse and children (and, in cases, parents and domestic staff). No employer tie, no sponsor, and no requirement to live in the UAE for a set number of days each year. Add straightforward banking, school enrolment and the freedom to live, work or study in the UAE.
The process
From purchase to Emirates ID
1) Buy a qualifying property (we source and reserve it). 2) Obtain the title deed and property valuation. 3) Apply for the Golden Visa through the ICP / GDRFA channels. 4) Complete the medical test and biometrics. 5) Receive your residency and Emirates ID. We coordinate the paperwork end-to-end; most cases move quickly once the title deed is issued.
For Indian investors
Funding it from India
Fund the AED 2M purchase through the LRS (USD 250,000 per person per year — pool a family's limits, or use an off-plan plan to stage payments across financial years). See our NRI guide to Dubai property for the remittance and tax detail.
