Tilal is Binghatti's first villa community — the developer's own description of it — and a genuine departure from the towers that made its name. Four-bedroom townhouses run up through five-bedroom premium and grand villas to six-bedroom mansions, from AED 4,200,000.
The masterplan is built around a large central lagoon with low-rise clusters set around it. Academic City sits on the Dubai–Al Ain corridor beside the university campuses, which gives the district an established resident population rather than a purely speculative one — unusual for a first-of-its-kind launch.
A first villa community from a tower developer deserves the obvious question, and we ask it on your behalf: Binghatti's delivery record is in apartments, and villa construction is a different discipline. That is a reason to scrutinise the build spec and escrow position carefully, not a reason to dismiss it. Binghatti has not published a completion date or payment plan for Tilal; we confirm both in writing at reservation.

Questions
Yes. Reservation, SPA signature and DLD registration can all be completed remotely with a power of attorney or digital signature. Roughly half our roadshow clients complete without setting foot on site before handover.
All instalments are paid into a RERA-regulated escrow account released to the developer only against certified construction milestones — not directly to Binghatti.
It is the right question. Binghatti's delivery record is in apartment towers, and villa construction is a different discipline with different snagging risks. It does not disqualify the project, but it does mean the build specification, the contractor and the escrow position deserve more scrutiny here than on their tenth tower — and we go through all three with you before reservation.
